Policies

Our 8 platform policies

These are product rules, not just words on a page. Each one is built into how PitchToList works, for every seller and every agent.
  1. Policy 1

Nobody can buy placement or odds

Agents can never pay for invitations, placement, ranking, visibility or a badge. You see every pitch the same way no matter what the agent pays, in random order. What agents pay buys only the pitches they submit, never an edge with you.

  2. Policy 2

    Verification is free

Every agent who passes the checks gets the same verified badge at no cost. The badge is never sold and never tied to a plan.

  3. Policy 3

Invitations rotate and cannot be bought

When a home goes live, we invite up to 5 eligible verified agents whose area and preferences fit. Agents who meet the published PitchToList bar are drawn first, agents who clear the standard bar fill spots ours can't, and up to 1 spot can go to an agent still building their record. Within each, invitations rotate, reliability counts, and we mix up who competes with whom. Never what they pay or their fee. Each agent who accepts gets a full 24 hours to write, and a home never gets more than 5 competing pitches. Nobody is promised any particular chance of being chosen.

  4. Policy 4

Nothing at closing, no referral fees

PitchToList never takes a percentage, never takes money at closing, and never pays or accepts referral fees.

  5. Policy 5

    Sellers are free

Posting your home, comparing pitches and choosing an agent cost you nothing.

  6. Policy 6

    Seller privacy, on your terms

Before you shortlist them, agents see only your area and the basic facts of your home. They never see your street address, your photos or who you are. Shortlisting shares your address, and for any agent whose name you can see, you decide whether to share your address or your phone and email, and you can turn either off again. An agent who contacts you outside PitchToList before you choose them is removed, unless you shared your contact details with them first.

  7. Policy 7

    No valuations in pitches

Pitches never include comps, a suggested list price or a valuation, so nobody wins your listing by naming the highest price. Pitches compete on service, terms and track record. Once you shortlist an agent, you can ask them for a pricing report. It comes only to you, in your messages with that agent, always includes comps, and is never shown next to another agent's.

  8. Policy 8

    The owner does not compete

PitchToList is owned by a licensed Virginia real estate agent who never submits pitches and never contacts sellers who post here unless the seller contacts them first.
