How it works

Hour by hour, what happens.

Post your home free. Up to 5 local agents send you a written pitch. Compare them side by side, then talk only to the ones you pick.

  • Up to 5 written pitchesFive spots per home. Sometimes fewer agents are free to take one.
  • Answers within 6 hoursEach invited agent says yes or no within 6 hours, not counting 9 PM to 8 AM.
  • 24 hours to writeEvery agent who accepts gets the same full day, from their own acceptance, so nobody is rushed.
  • Replacements for 72 hoursIf an agent says no, we invite another, until 72 hours after your home goes live.

From posting to choosing

Your fiveStep 1 of 10

Five spots, open. Nothing goes out yet.

  1. Day 1, about 3 minutes

    Step 1: Post your home

Tell us the basics: property type, beds, baths, size, condition and your timeline. Add up to 3 questions of your own for every agent to answer. Already know an agent? Name up to 2 and they pitch on the same terms as everyone else. Posting is free.

  2. Before anything goes out

Step 2: We check that you own it

You confirm your email and your phone with a code, and our team checks the owner name against county land records within 24 hours. Nothing reaches an agent before that.

  3. When your home goes live

Step 3: We invite up to 5 local agents

We invite verified agents who serve your area and your kind of home, never two from the same team. Agents with recent listing experience, checked against records, are invited first, and one spot is open to any verified agent. Any agents you named take their spots first. Nobody can pay to be invited.

  4. Within 6 hours

Step 4: Each agent accepts or declines

An invited agent has 6 hours to answer. That clock pauses overnight, from 9 PM to 8 AM, so an invitation sent late at night is answered the next day.

  5. 24 hours from accepting

Step 5: Each agent writes their pitch

An agent who accepts gets 24 hours from that moment to send you a written pitch on the same four P's: Pricing, Preparation, Presentation, Price. Every agent gets the same full day.

  6. Up to 72 hours after going live

Step 6: Open spots are filled again

If an agent declines, does not answer or gives the spot back, we invite another in their place. Replacement invitations stop 72 hours after your home goes live, or sooner once 5 are in.

  7. As they come in

Step 7: Read each pitch as it lands

Each pitch shows up as a lettered card, A to E. The letters are random and say nothing about who is better or who answered first. Your home page shows how many are ready, being written and being invited. Stop inviting anytime; agents already writing get to finish.

  8. When every agent is done

Step 8: See who they are, shortlist up to 3

Once no more agents are being invited and everyone who accepted has finished, every agent's name and photo show and you compare the pitches side by side. Letters first, so you judge each plan before the name on it. Shortlisting lets you message them, and only then do they see your address and photos.

  9. Before you choose

    Step 9: Ask for changes

Once every agent is done, you can ask any agent to change one term, like the fee, open houses or how long the listing agreement runs. They accept, decline or counter. You can also ask a shortlisted agent for a pricing report: your home value, with comps, sent only to you.

  10. Whenever you are ready

    Step 10: Choose your agent

Choosing an agent shares your phone and email with them, and you sign the listing agreement with their brokerage, outside PitchToList. Agents you don't choose are told for you.

80% of home sellers contacted just one agent. Give yourself a choice.

Who gets invited, and why.

Same rules for every home.

  1. Verified

Active license, confirmed brokerage, good standing.

  2. The PitchToList bar

10 sales in 12 months and 7 sold listings in 24, checked against records. Agents who meet it are invited first.

  3. One open spot

One of the five is open to any verified agent, so a strong pitch is never shut out by a sales count. You judge it on the pitch and the checked record, like the rest.

  4. A fair draw

One per team. Reliability counts. Money never does.

Your questions

We have a tenant until June. How would you handle showings?

Two showing windows a week, agreed with the tenant in writing, and a courtesy gift at move-out. I have done this four times this year.

ShortlistMessage

Messages open once you shortlist. Only you can start one.

No pitch gives you a home value, so nobody wins your listing by naming the highest number. Want one? Ask a shortlisted agent for a pricing report, with comps, sent only to you.

Free, all of it.

Agents pay a flat fee per pitch, and nobody owes us a cut of your sale: no referral fee, ever. Nothing they pay changes who is invited or how their pitch is shown.
