How an invitation works
Five spots. One is yours.
Step 1: A home goes live
A verified owner posts. We invite up to 5 agents whose area and preferences fit, one per team: our bar first, and up to 1 spot for an agent still building their record. Invitations rotate, and nothing you pay changes who is invited.
Step 2: Accept, or pass
You see the area, the facts and your deadline. 6 awake hours to answer; the clock stops overnight. Declining is free and never counts against you.
Step 3: Write for 24 hours
Your own full day starts when you accept, as an exact deadline. Agents invited later get the same time. Answer the four P's. Start from your saved defaults or your last pitch, so each new one begins filled in.
Step 4: Five pitches, side by side
The seller reads every pitch in the same layout, in random order. Your plan is read before your name: the seller sees who wrote each one once every agent is done.
Step 5: Shortlisted, then chosen
Up to 3 get the address, the photos and a message thread. One gets the listing. There is no fee for either. Not shortlisted? You get anonymous feedback on how your commitments compared.
Every pitch answers the same four P's
The seller compares all five on the same four things, in the same layout, in random order.
Pricing
How you build a CMA and set strategy in this market. A method, never a number.
Preparation
How you get the home ready: staging, cleaning, the fixes worth doing first.
Presentation
Photos, drone, 3D tour, where it is listed, how it is marketed.
Price
What you charge, stated plainly. The seller sees it at the same size as everything else.
No valuations, no comps, no suggested list price. You compete on service, terms and track record. A seller who shortlists you can ask for a pricing report, and that is where your comps go. The questions were written by a working listing agent; every agent answers them in the same order, in writing.
Here's the bar. Where are you?
Every verified agent can pitch. Your record decides which spots you're drawn for.

You are drawn first, for 4 of the 5 spots on every home in your area.
Same form, 24 hours and price for everyone. Sellers see your record. Nothing marks your spot.
Join the agent waitlistAccess rotates. It cannot be bought.
Every home, a different five. Nothing you pay changes who they are.
Five invited, out of 25 who fit: four from our bar, one still building a record.
- Agents who meet the PitchToList bar (10 sales in 12 months and 7 sold listings in 24, checked against records) are drawn first.
- Spots they can't fill go to agents who clear the standard bar (3 sales in 12 months, including 1 sold listing), and up to 1 of 5 on each home goes to a verified agent still building their record.
- Within each, invitations rotate among eligible verified agents whose service area and property preferences fit the home.
- Reliability counts: accepting and submitting on time helps, and missing a deadline you accepted can pause your invitations for a while. Declining never counts against you.
- We also mix up who competes with whom, so the same agents are not matched against each other on every home.
- Nothing you pay, buy or save changes who is invited, how often or when.
- Each home gets at most 5 competing pitches. Being invited is not a promise of any particular chance of being chosen.
What money can't buy here.
Spending more never changes how you're treated.
- Can't buy
an invitation
Invitations go by your area, your checked sales and your reliability. Never by what you've spent.
- Can't buy
a better spot
Every pitch looks the same and shows in random order, with the fee no bigger than anything else.
- Can't buy
a shortlist or a choice
The seller decides by reading your pitch, and nobody is charged when they shortlist or choose you.
- Can't buy
a way around the rules
Deadlines, strikes, the bars and the sales check work the same for everyone, however much they've spent.
Paying lets you submit a pitch, and that's all it does. The parts of PitchToList that decide who's invited, the order and the layout can't see what anyone has paid, and automated tests check that on every change. Nobody can get around it, our own staff included.
One fee per pitch.

No subscription. No closing fee. No referral fee, in or out. No selection fee when you are chosen, no charge when you are shortlisted, no share of your commission.
Fine print
Your saved card is charged only when you submit a pitch. No subscription, and nothing else to buy.
A home stays open for the seller's decision until 14 days after the end of the timeline they gave; your dashboard shows that date on every pitch. Declining is always free. Withdrawing before you submit is never charged, and within 2 hours of accepting it doesn't touch your reliability either.
Credit-backs and refunds are set out in section 12 of the agent terms.
Stripe runs in test mode during the preview: no real charges.

Before you're shortlisted, you see the area and the home's facts. The address and photos come when the seller shortlists you or shares them; the seller's name comes with the shortlist.
Until the seller chooses you, talk only through PitchToList messages, unless they share their phone or email. Going around it is a removal offense.

Questions agents ask
The short answers. The long ones are in the agent terms, written the same way.
Ask a personNo. Sellers are verified owners: we check the owner name against county land records before a home goes live. And your pitch is credited back on its own if the seller never opens it within 7 days of final selection, cancels the home before final selection opens, or the home turns out to be fake or a duplicate.
About 3 minutes: your name and email, your license state and number, your legal name as licensed, and the ZIP codes you serve. A person checks your license with your state board and confirms your brokerage. Sales are optional: add them any time with an MLS production report or a public sold history, and they decide which spots you're drawn for. Add your brokerage office phone before your first pitch.
While pitches come in: your pitch under a letter, with your license status, years licensed and checked sales counts. Once every agent is done: your name, photo and brokerage too. Once shortlisted: your full pitch, your license number with a link to your state board, and your brokerage office phone and website. Never the addresses or dates of your sales.
A referral fee taxes the agents who win and keeps good ones away. Here you pay a flat fee to be read, before you ever meet the seller, and keep every dollar of your commission. Nothing is owed at a hire or a closing, and if the seller never opens your pitch within 7 days of final selection, the fee comes back on its own.
Verification, the badge, invitations and accepting are free. You pay only when you submit a pitch: $49 on your saved card. Your first submitted pitch is free. There is no subscription and nothing at closing.
No. Nothing you pay, buy or save changes which bar you clear, who is invited, how often or when, or where your pitch shows up for the seller.
Agents who meet our bar are drawn first. Agents who clear the standard bar fill spots ours can't, and up to 1 of the 5 goes to an agent still building their record. Within each, invitations rotate. Reliability counts, so accepting and submitting on time helps. We also mix up who competes with whom. Being invited is not a promise of any particular chance of being chosen.
Yes. Once you are verified, you can be drawn for the new voice spot: up to 1 of the 5 invitations on each home, drawn the same fair way. Same form, same 24 hours, same price. Clear the standard bar (3 sales in 12 months, including 1 sold listing) and you also fill spots our bar can't. Clear our bar and you are drawn first. Sales you win here count like any other, once a person checks them.
No. You have 6 awake hours to answer, and after you accept you get a full 24 hours to write. Answering first gives no advantage.
No. Pitches never include comps, a suggested list price or a valuation. A seller who shortlists you can ask for a pricing report, which you send as its own document with comps, to that seller only. You compete on the four P's: your pricing method, preparation, presentation and price.
Pause invitations from your dashboard and turn them back on when you are ready. If 3 invitations in a row expire without an answer, we pause them for you.
Withdraw as soon as you know, so we can invite someone else in time. Withdrawing within 2 hours of accepting costs nothing. Missing a deadline you accepted is a strike, and 2 strikes in 90 days pause invitations for 30 days. Nothing is charged for a pitch you never submitted.
One spot per team per home. If a teammate is already invited to a home, you won't be.
Yes, if you aren't shortlisted. Once the seller shortlists or the home closes, you get anonymous feedback on your own pitch: where commitments like go-live time and open houses fell among the others, and the seller's reason if they gave one. Never other agents' numbers, and fee positions are left out.
Yes. Once every agent is done and before the seller chooses, they can ask you to change one term, such as your fee or open houses. You accept, decline or counter within 12 awake hours. PitchToList only passes the messages along and earns nothing from it.
The seller can choose again from the pitches already on the home. You are asked once, the same way as every other agent, whether your pitch still stands, with 24 awake hours to answer. Saying no or not answering never counts against you, and stepping back from a home you were chosen for is free. No fee is charged or credited back because of it.
