Seller Terms
Version 2026-11-01.3. Effective November 1, 2026. All legal documents
These terms apply when you post a home on PitchToList. They add to the Terms of Service.
The short version
PitchToList is free for sellers. Post only a home you own or may sell. Agents see your street address, photos and name only if you shortlist them, and your phone and email only if you share them or choose that agent. Your listing agreement is with the agent's brokerage, not with us.
1. Scope
These Seller Terms are part of the Terms of Service. Words defined there mean the same here. If you are an agent, the Agent Terms apply to you instead.
2. Free for sellers
Posting a home, receiving and comparing pitches, shortlisting, messaging and choosing an agent cost you nothing. PitchToList never asks a seller for payment, never charges or accepts a fee from anyone at closing, and never receives any part of the commission or fee you agree with an agent.
3. Who may post, and verification
- You must own the home, or be authorized in writing by every owner to market it and hire a listing agent for it. If you post for someone else (for example as an executor, trustee or under a power of attorney), you confirm you have that authority.
- The home must be a residential property in the United States (the 50 states and the District of Columbia). If the posting form does not recognize your ZIP code, write to support@pitchtolist.com.
- You confirm your email by a single-use link and your mobile number by a texted code (see the SMS Terms). We then check the owner name you give against county land records before the home goes live. We may ask for more proof and may decline or remove a listing we cannot verify.
- Real estate licensees, and anyone acting for one, may not post a home to see other agents' pitches. Accounts that match an agent account are held for review.
- We limit how many homes one seller can have in progress and post in 30 days.
4. Posting your home
- Describe the home accurately: area, property type, beds, baths, size, condition and your timeline.
- Photos are optional. Upload only photos you took or have the right to use, and do not include people who have not agreed to it.
- Your notes for agents are screened, and names, street addresses, phone numbers, emails and links are removed before agents read them. Do not try to get around that screening.
- Your price expectation is optional and private. Agents never see it; we use it only to show you a dollar estimate of each fee.
- Do not ask agents for a valuation, comps or a suggested list price on the Service. Agents may not give them here.
- Do not state any preference or limitation about who may buy the home based on a protected class (see the Fair Housing Statement).
Before the home goes live you can change any fact, except the address while it waits for agents (section 6). Once it is live, invited agents pitch on those facts, so you can change only your private price and photos; to change facts, cancel and post again.
5. What agents see, and when
- Before you shortlist an agent: only the area or neighborhood and the basic facts above, plus your screened notes.
- After you shortlist an agent: that agent also sees the street address, the photos and your name. We record every such unlock.
- Your phone and email: only if you share them in a message, or when you choose that agent.
The Privacy Policy explains this in more detail.
6. Invitations and the pitches
When your home goes live, we invite up to 5 verified agents who serve its area. Each agent who accepts gets 24 hours to write. If an agent declines or does not answer, we invite another, for up to 72 hours after go-live. You never get more than 5 competing pitches.
If too few agents who meet our bars serve your home's area for its first invitations, your home waits for up to 7 days before it goes live while our team reaches out to local agents to join PitchToList. We cannot promise that any agent will join. Invitations go out as soon as enough eligible agents serve the area, or when the 7 days end, whichever comes first, to up to 5 of the verified agents eligible at that moment. That may be fewer than 5; if so, we tell you how many were invited. We never invite an agent who is not eligible to make up the number. If no agent is eligible when the 7 days end, we tell you, and your home closes with no invitations; you can post it again. While it waits you can edit your home (except its address) or withdraw it.
You can read each pitch as it arrives, see how many are being prepared and by when, and stop inviting at any time; agents who already accepted keep their full time. When no more agents are being invited and every accepted agent is done, final selection opens and you can shortlist.
We cannot promise how many agents will accept or pitch.
Pitches appear in random order on cards labeled with a letter (Agent A onward) that stays the same as more arrive. A card shows no agent name, brokerage or photo while any pitch is still outstanding. Once no pitch is outstanding on your home, that is, once all 5 pitches are in, or the home has stopped collecting pitches (the 72 hours after go-live for inviting agents ended, the seller stopped inviting, or no eligible agent was left) and no invited agent is still within their time to answer or their 24 hours to write, you see the name, brokerage and photo of every agent who pitched, whether or not you shortlist them. Nothing about payment is shown or affects the order.
You can ask any agent to change the terms in their pitch after your home stops collecting pitches. Agents may accept, decline or offer different terms. Changes an agent accepts are shown on their pitch with the history. PitchToList does not negotiate for you, does not represent you or any agent, and does not receive any part of any fee. The listing agreement you sign with the agent you choose is what controls.
7. Shortlisting and choosing
- You may shortlist up to 3 agents per home. After that you cannot swap in more; support can make one exception.
- Shortlisting is free for you and for the agent. It opens that agent's full pitch and lets you message and interview the agent in the Service.
- "Choose this agent" releases your phone and email to that agent and tells the other shortlisted agents you went another way.
- If the choice falls through before the home is listed with that agent, you may tell us within 30 days of the choice and choose again from the same pitches on that home, without posting it again; the agent you chose may also step back. We ask the other agents, all the same way, whether their pitches still stand, and you may choose any pitch that does within 14 days. A home can do this up to 2 times. Nothing is charged to you.
- You never have to shortlist or choose anyone, and you may hire an agent you found elsewhere.
- Any listing agreement is between you and the agent's brokerage, signed outside PitchToList. Read it carefully before signing. All fees are set by each agent and are negotiable. The fee, term, cancellation terms and protection period in a pitch are the agent's offer, not ours.
8. Talking with agents
Agents may contact you only through PitchToList until you choose them, unless you give them your phone or email first. If an agent contacts you outside PitchToList before that, or a shortlisted agent you did not choose contacts you again without your invitation, please use the report button on their pitch. We review reports within 2 business days and record every report and outcome.
Be courteous. Do not use messages to harass anyone or to ask agents for free work beyond their pitch.
9. Your own judgment
We verify that each agent holds a real estate license in good standing in the state where the home is located, checked with that state's licensing board, and check the closed sales we show you against MLS or public records, but agents' statements are their own and we do not guarantee any agent's work or results. Before you sign, check the license yourself, ask questions, compare the commitments and read the listing agreement. Consider independent legal or tax advice.
10. Follow-ups and ratings
After final selection opens we may email you a few short follow-ups so you can tell us what happened. If you chose an agent, we will later ask you to rate whether they kept each commitment. Ratings must be honest and about your own experience. Do not offer or accept anything for a rating.
11. Cancelling, pausing and deleting
- You can cancel a home at any time before you choose an agent. Agents are told and open invitations end. If you cancel before final selection opens, agents who already submitted a pitch get it credited back; after that, they do not. If you often cancel homes after pitches come in, a later post may be held for review first.
- We may pause or remove a listing that we cannot verify, that appears fake, or that breaks these terms.
- You can download your data and delete your account from your account page. Deleting closes your open homes and removes your personal details as the Privacy Policy describes. An agent you already chose keeps the contact details you released to them.
12. No brokerage relationship
PitchToList does not represent you, owes you no duties of a real estate licensee, and is not a party to anything you agree with an agent. If you need help using the Service, write to support@pitchtolist.com.
